"They have great customer service. Are very polite and easy to talk to. The only two sad things was that I asked for our room to be cleaned while I took the kids out in the morning around 8. But when I arrived back in the afternoon around 4pm, it was not yet cleaned. Also the shower head was very hard to use. Maybe it has some plugging issues. The water comes out outwards, not focused in the middle."
"ibis Rotorua is located near a public geothermal park, you can visit there to take a look at the bubbling pool and smell the steaming sulphur filled in the air."
"I recently stayed at Arawa Park Hotel and had a pleasant experience overall. The location is excellent—close to Rotorua’s main attractions and surrounded by beautiful scenery.
The room was spacious, clean, and featured large, comfortable beds. Considering the affordable price, it’s excellent value for money and ideal for anyone looking for a comfortable, budget-friendly stay.
The staff were attentive and friendly, even offering to heat up meals for guests—a thoughtful touch that added convenience. I also appreciated their focus on security, as they took note of my car’s plate number during check-in.
I noticed that the hotel has washing machines and laundry facilities, which could be very useful for longer stays. While I didn’t ask if these are free for guests to use, it’s great to see such amenities available. Clearer information about their usage would be helpful.
One downside was the lack of adaptors in the room, which made charging devices a little inconvenient. Adding adaptors or universal outlets would greatly improve the overall experience for guests.
Overall, Arawa Park Hotel is an excellent choice for a comfortable and affordable stay in Rotorua. With minor tweaks like providing adaptors and clearer communication about amenities, it could be even better."
"The location is very central and convenient. Staff are friendly and very helpful. The room has a comfortable bed and luxuriously roomy bathroom. We charged our electric car overnight in the hotel’s car park. Our family of three had a comfortable stay throughout. We would definitely book this place again."
"After watching the location of the farm, it is very easy to find. There is a children's paradise and alpaca lamb. The only bug is the laundry room. It can be used between 9-18:00, but I arrived almost six o'clock, and I had to check out at ten o'clock the next day. There was no time to wash clothes. I'm going to the next hotel to see if I can wash my clothes."
"Very clean, has everything you need. Wasn’t able to check in by 630pm, called them in advance to inform and arranged for a self check in. Emily was very kind, explained the steps over the phone, and texted again just as a reminder. Self check in was very easy and convenient. Instructions were attached with the key, documents were neatly placed in the room.
Only downside was it wasn’t very close to the supermarket/shops, probably about 15min walk, but it was raining so took us 20min. Driving would have been better.
Please note there’s no lift, so we had to carry our luggage to the 2nd floor.
Overall, would come back again, it was still a great stay!"
"The hotel was located right next to the Polynesian Spa and a long walking/biking path around the geothermal area. It's also near restaurants and a grocery store for lots of food options. The room was clean and comfortable, but due to our location on the first floor near the parking lot and major walkway, we heard everyone coming and going. If you're a light sleeper, request an upper floor room, and hopefully you won't hear people in the hallway/parking lot/walkway like we did. Also, I have to be honest, the sulphur smell was so strong at times I was gagging and it woke me up from a dead sleep. Knowing it will smell and experiencing it are two different things! Mostly for this reason, I wouldn't stay here again."
"We had a generally pleasant experience in Rydges Rotorua. though there were a few drawbacks. The hotel rooms are showing signs of age, and overall cleanliness in our bedroom was just average. A particular letdown was the rusty kettle provided in the room. On the positive side, the hotel offers a good range of amenities, including a heated swimming pool, spa and a children's playroom which are great for families. The buffet breakfast had a good variety of options and was a nice way to start the day. While it's not perfect, this hotel is a fair choice for families looking for a comfortable stay with decent facilities."
"We had a comfortable and enjoyable stay at this hotel. The room was clean, spacious, and well-appointed with everything we needed for a short stay.
One thing that would have made the stay even better is if the room had included a washing machine. While laundry facilities were available on-site, having a washing machine in the room would have been much more convenient, especially for longer stays or for those traveling light.
Overall, a great place to stay — clean, comfortable, and in a good location. With in-room laundry, it would be close to perfect."
"Interesting 3 bedroom apartment, building is made of central hexagon shape with the sunken living room in the middle. Only problem is the 7th person has to sleep in a portable collapsable spring bed so not comfortable. Overall we enjoyed our stay and host promptly came to our rescue when we couldn't figure out how to power on the heater."

Great
AAxellyOur stay at the Black Swan Hotel was truly amazing. Originally, we were booked at the Hana Lodge, but due to renovations, we were moved to their sister property in the heart of Rotorua. Despite the change, we were pleasantly surprised by the excellent service.
The room amenities were incredible. We had a free mini bar that was replenished daily, a large, comfortable bed, and breathtaking views of the lakes. The room was exceptionally clean, and all the staff members were incredibly helpful and courteous.
The breakfast served from 7 am was delicious! I highly recommend this hotel to anyone travelling to Rotorua.
AAnonymous UserNot great considering the cost to stay. We had to wait 10 minutes for someone to turn up at the reception, and then we had to ask twice for assistance to check in.
Little to no hot water (tepid would be accurate) meant we had to walk out of the complex (with towels and toiletries) and down the main street and back into another room at the other end of the complex to take showers - both nights! Not at all pleasant as it was quite cold and very inconvenient.
And the spa didn’t work and was out of operation. Probably due to no hot water.
No lift meant lugging suitcases up a lot of stairs and no one to help.
Certainly wasn’t a great place to stay. Think we could have stayed somewhere better at half the price and less trouble.
GGuest UserOverall, I was very satisfied. The accommodation was incredibly warm; in fact, on winter nights, it was almost too hot to sleep comfortably. It was well-equipped with kitchenware and bathroom essentials, perfect for preparing light meals. The only slight inconvenience was parking; there's a steep driveway, but it wasn't a significant problem. Its location on the main road made it very convenient for getting around. Check-in and check-out were a breeze. The owner is Chinese and was incredibly friendly and communicative.
JJayme HGreat stay here! Room was newly renovated, great location as it was close to everything we wanted to do while in Rotorua. Definitely recommend!
GGuest UserThe so-called breakfast was too poor. It only consisted of two slices of bread, two cans of yogurt, a 200ml box of milk, and a few jams. They were placed in the room on the day of check-in. The key is that the yogurt and milk were not placed in the refrigerator. The so-called motel hot springs are just two tiled pools from the 1970s in China.
SSyhui HoStrategically located at the city center, this place offers great convenience to a lot of restaurants nearby. The infamous Polynesian spa is within walking distance (about 5 minutes walk) and other attractions such as government gardens, sulphur point, lake Rotorua etc. are within walking distance. We got a double room for more privacy, basic amenities are available but I do not think there is a hairdryer (I brought mine anyway) so prepare one if you were to stay here.
LLimLoved the location! There’s a weekend farmers' market nearby, and a hot spring park just across the street. Many places are also easily accessible on foot, which made exploring really convenient.
GGuest UserClean and nice deco room, lovely water view, spacious bathroom, however, the facilities such as gym and cleanliness in public areas can be improved. As to location, if you drive, that’s no a problem at all, would love to recommend this resort.
GGuest UserThe room is clean and spacious. The breakfast quality can be improved. It’s clean but presentation can be better. The buffet spread can be more, food taste good.
Will recommend my friends.
Llindy namThe room was okay but there was no pool due to maintenance. Also, no common area even for microwave (on the website, there is photo for shared kitchen that’s why we chose here since we have kids so at least we could have easy breakfast) that was shame. Anyway, not too bad for just staying and sleeping for a night though.
